Heirs living in Bahrain can transfer inherited land in the revenue records without travelling. Each heir signs a consent or affidavit before a Bahraini notary, which is apostilled by the Ministry of Foreign Affairs, or signs at the Embassy of India in Manama. With the death certificate, a legal heir or succession document and the title deed, an attorney holder or our team applies to the village or tahsil office, and the record is updated in the heirs' names.

Mutation & Transfer from Bahrain: how it works
First we identify which record must change. In Kerala the transfer of registry, known locally as pokkuvaravu, is handled by the village office and taluk; in Punjab and Haryana mutation is entered in the jamabandi by the patwari and sanctioned by the revenue officer; municipal property needs a separate change in the corporation's tax records. We then gather the death certificate, the legal heir certificate or will, the latest tax receipts and the sale or partition deed. Heirs in Bahrain sign their consent and an identity declaration before a notary, the papers are apostilled, scanned to us for checking and then couriered.
In India the application is filed online or at the counter, depending on the state, and the revenue official usually issues notice to the other heirs and sometimes to neighbours before passing an order. If one heir objects, the matter becomes a contested mutation and may need a civil court decision on title. Mutation does not itself create ownership; it only records who pays tax and is recognised by the revenue department, which is why it should follow a clear will, partition or heirship document. We follow up with the office and send you the updated extract.
What clients in Bahrain should know
- Kerala village offices often ask for a recent possession certificate and location sketch alongside the transfer application, which an attorney holder can obtain without the owners being present.
- Where one heir in Bahrain wants to give up a share, a registered relinquishment deed is cleaner than an informal consent, and it carries lower stamp duty in many states when made in favour of family members.
- Bahraini identity cards are not proof of Indian address, so applications are filed using the Indian passport and the address of the property or of a family member in India.

Questions from clients in Bahrain
Do all heirs in Bahrain have to sign?
Usually each living legal heir signs either a consent or a power of attorney. Where several heirs are in Bahrain, they can sign at the same notary appointment and use one apostille process each.
How long does the transfer take?
An uncontested application often completes within a few weeks to a few months, depending on the state and office. Objections from relatives can turn it into a dispute lasting much longer.
Can we mutate the land without a succession certificate?
Often yes. Revenue offices usually accept a legal heir certificate, a registered will or a family settlement. A succession certificate is mainly needed for debts and securities such as bank deposits.
