A Qatar resident can commission a full title search in India without travelling. We trace ownership through registered deeds for around thirty years, check encumbrance and revenue records, approvals, tax receipts and pending litigation, and report in plain English before you sign or remit. Only the final purchase steps need a signature, which you give through a power of attorney attested by the Qatar Ministry of Foreign Affairs and the Embassy of India, or at the Embassy itself.

Title Search & Due Diligence from Qatar: how it works
You send us whatever the seller or builder has shared: copies of the title deeds, the allotment letter, layout approval and the identity of the seller. We obtain certified copies from the sub-registrar, encumbrance certificates, revenue entries and municipal records, and search court records for suits and attachments. For apartments we check the RERA registration, the land title of the project and any mortgage the builder has created. No document needs to be attested at this stage, because a search is done on public records in India.
Our report lists each link in the chain, flags gaps and tells you what to demand from the seller before closing, such as a missing legal heir's release or a pending mutation. If you decide to proceed, we draft the agreement and a property-specific power of attorney for a relative or our nominee to sign and register in India. Payment should go from your NRE or NRO account or by inward remittance from Qatar to the seller's bank account, never in cash, so that the source of funds and later repatriation are clear.
What clients in Qatar should know
- Buyers in Qatar often hear of projects at exhibitions held in Doha hotels; the exhibition brochure is not proof of title, approvals or the land owner's consent.
- Remitting the purchase price from a Qatari bank account to an Indian NRE account first gives a clean record of foreign exchange funds for any future sale and repatriation.
- OCI cardholders in Qatar may buy residential or commercial property, but agricultural land, plantations and farmhouses are outside what they can acquire without permission.

Questions from clients in Qatar
How long does a title search take?
Usually two to four weeks, depending on how quickly the registry and revenue offices provide certified copies.
Can I rely on the bank's legal report if I am taking a home loan?
It helps, but the bank's lawyer protects the bank. An independent report reviews the risks that matter to you as owner.
Do I need to sign anything in Qatar for the search?
No. The search uses public records. Signing and attestation are only needed when you authorise someone to purchase for you.
