From Saudi Arabia you can defend and pursue an Indian property dispute through a lawyer appointed by vakalatnama and, where helpful, a relative holding a power of attorney. Papers are notarised in the Kingdom and apostilled by the Saudi foreign ministry or signed at the Indian mission. Your lawyer can seek an urgent injunction, challenge a forged deed or wrong revenue entry, and run the suit while you appear by video for evidence.

Property Disputes from Saudi Arabia: how it works
Speed matters in property disputes. We obtain certified copies of the title deeds, revenue records and any recent registered documents, and check whether a sale deed or gift has been registered in someone else's name. Where the threat is immediate, such as construction or a sale to a third party, we file a suit with an application for a temporary injunction, which courts can hear within days. You sign the vakalatnama and supporting affidavit in Riyadh, Jeddah or Dammam and send scans so the case is filed before the originals arrive.
The suit then moves through pleadings, issues and evidence. Courts may let you file your evidence by affidavit and face cross-examination by video, so the absence of an exit visa need not stall the case. If a forged document is involved, a criminal complaint for forgery and cheating under the BNS (formerly sections 420, 467 and 468 IPC) can run alongside the civil suit. We also consider mediation, since many family disputes settle once the court has protected the status quo.
What clients in Saudi Arabia should know
- Iqama renewals and project rotations make it hard to predict leave, so we plan any necessary attendance, such as a site inspection or settlement signing, around your next confirmed holiday.
- A Saudi notarised affidavit with an apostille is valid evidence of execution, but the court will still expect you to be available for cross-examination if the other side asks.
- Rent or sale money received from the disputed property during the case is taxable in India, and the Saudi treaty does not change that.

Questions from clients in Saudi Arabia
My cousin has built on my land while I was in Saudi Arabia. What first?
Collect photographs and the revenue record, then file for an injunction quickly. Delay can weaken the claim to urgent relief and lets construction advance.
Can my brother in India attend court for me?
He can assist as your attorney holder and give evidence about facts he personally knows. Facts only you know must come from your own evidence, which can usually be given by video.
A deed was registered using a fake power of attorney in my name. Can it be cancelled?
Yes. A suit for cancellation and a declaration, together with a criminal complaint, are the usual remedies. Your passport travel records showing you were in Saudi Arabia are useful evidence.
