An NRI in Bahrain can have Indian property checked remotely before paying anything. We examine the title chain, usually for thirty years, encumbrance records, revenue entries, approvals, tax receipts and court records, and for a project, its RERA registration. You receive a written report explaining risks in plain language. Site visits are arranged through our team or a trusted relative, and no document has to be signed in Bahrain until the property passes the check.

Title Search & Due Diligence from Bahrain: how it works
You send us whatever the broker or seller has shared: copies of the sale deeds, the encumbrance certificate, tax receipts, the land record extract and for apartments, the builder's approvals and RERA number. We request missing documents and obtain certified copies from the sub-registrar's office where needed. We trace ownership back through each transfer, check that each deed was registered and stamped, confirm that the land use permits the intended building, and search for pending suits, attachments and bank charges. For land in Kerala we also look at the thandaper register entries and whether the land is classified as paddy or wetland, which restricts construction.
The report sets out each defect and whether it can be cured, for example a missing heir's signature, a mortgage to be closed before sale, or a boundary that differs from the survey sketch. We then advise whether to proceed, what to insist on in the agreement, and how much to pay at each stage. If you decide to buy, the same file supports the power of attorney and sale deed. Spending a little on verification is usually far cheaper than a decade of litigation over a defective plot bought on a broker's word.
What clients in Bahrain should know
- Gulf buyers are often shown plots on WhatsApp with only a sketch and a tax receipt; a tax receipt shows who pays tax, not who owns the land.
- Projects that are not registered with the state RERA authority when they should be are a warning sign, and our report flags this before you pay a booking amount.
- Paying an advance from a Bahraini account to an individual seller is legal through banking channels, but keep it modest until the title report is complete and the agreement is signed.

Questions from clients in Bahrain
Can you check property in any Indian state?
Yes. Records differ from state to state, so we work with local record searches and certified copies, and our report explains the state-specific documents involved.
Do I need to send you originals?
No. Due diligence works on copies and certified copies. Originals are only inspected before signing, usually by your attorney holder or our team at the registration stage.
Will you visit the site?
We can arrange a site visit to confirm possession, boundaries and access. Photos and a short note are added to the report, which helps when you cannot see the land yourself.
